10 Reasons Why Property is One of the Best Investments
There has been so much negativity written about property over the last few years that many people have been led to believe that you cannot create wealth through investing in property.
However, I believe that property is still one of the best types of investment for anyone with the desire to build real long term wealth and financial security.
Even in the current global financial climate if you take a long term view property is the best option and much more likely to afford you a comfortable retirement than investing in a pension fund.
And, because of all the negativity, now could be an even better time to begin to look towards property as an investment option for your future.
Here are 10 reasons why I advise my clients to invest in property to secure their financial future:
1. Property allows you to use your capital to buy a much bigger asset. Even though you're borrowing money with a mortgage you still own the house and any growth in equity
2. You can rent property to cover the mortgage payments on what you've borrowed so someone else is paying off your loan for you
3. People always need homes and the demand for property will continue to rise. That's because the population carries on increasing, there aren't enough homes to go around, we can't actually make any more land and so therefore demand continues.
4. The number of renters will continue to rise as first-time buyers cannot get onto the property ladder. Renting is also becoming more socially acceptable these days as people move around more frequently for jobs.
5. Property provides the potential for a rising passive income from rentals - meaning one day you'll be able to retire with a guaranteed income of an acceptable level.
6. Property offers great capital growth long term. Despite dips and plateaus if you take a long term view the overall trend for housing prices is up.
7. Property allows you to accumulate wealth on a much bigger scale than any other type of investment. You can use the equity in one property to fund the purchase of additional properties.
8. It's a better investment for your retirement than a pension. Odds are you'll see a much greater investment return and unlimited years of passive income - exactly what you need considering your retirement could last 30 or 40 years, or maybe longer.
9. Property allows you to be in control of your investments. You choose when to buy, sell or retire and chances are you'll be able to retire much sooner than you think.
10. Your loved ones can inherit your properties and their income after you pass away, so they'll have a passive income to live off too.
